Insights / Data Centers & Powered Land

Powered Land Is Not a Listing. It Is a Path to AI Capacity.

The AI data-center market does not reward acreage alone. It rewards reliable power at a defined scale, on a credible timeline, with the land, entitlements, connectivity, cooling, capital, and delivery model to support it.

The market context

The bottleneck has moved from land to deliverable power.

AI buyers need larger contiguous power blocks, higher rack densities, liquid-cooling-ready design, and faster delivery. The question is no longer "where is the land?" It is where power can be delivered, at the required scale, with acceptable economics and timing.

North American primary-market supply reached about 10.9 GW in H1 2026, yet vacancy hit a record 1.4%, and less than 1,500 MW of future capacity remained available across those markets.

The strategic asset is not land near a substation. It is a credible, financeable path from site control to energized capacity.

A useful definition

What "powered land" actually means.

Powered land is a site with a credible pathway to support an intended electrical load, for a defined use case and delivery schedule. It is not a marketing claim based on proximity.

Land with power nearbyInfrastructure exists in the area. Capacity, cost, deliverability, and timing are not established.
Power pathA documented approach to deliver capacity, with responsible parties, dependencies, and sequence.
Powered landSite control plus a credible power pathway aligned to an intended scale and timeline.
Grid-ready siteService, infrastructure, agreements, and an energization plan advanced enough for the next phase.
AI-ready capacityPower, cooling, network, and electrical design that can support high-density AI, not just conventional load.

Calling a site "powered" when capacity is speculative erodes trust. A transparent power status usually creates a better conversation than an inflated one.

Why the definition changed

AI made power delivery the central constraint.

01

Larger power blocks

AI campuses need tens to hundreds of MW, phased over years.

02

Higher density

GPU environments need liquid cooling and far more power per rack.

03

Longer lead times

Transmission, substations, transformers, and switchgear set the schedule.

04

Complex energy strategies

Grid, on-site generation, storage, renewables, and bring-your-own-power.

05

Community scrutiny

Permitting, water, generators, noise, and local benefits decide outcomes.

The most valuable site is not the one with the biggest MW claim. It is the one with the clearest route to deliverable MW.

What serious counterparties evaluate

Five questions decide whether powered land becomes a real opportunity.

01

Can the site deliver power, not just request it?

The serving utility, voltage, interconnection status, required upgrades, cost allocation, and energization date by phase.

What counterparties check
  • Serving utility and existing service
  • Voltage, substation, and transmission context
  • Queue or interconnection status
  • Required upgrades, who pays, and phase-by-phase dates

What matters most: the difference between available, committed, planned, requested, and conceptual power.

02

Does control and entitlement support the schedule?

A project with available power but an unworkable entitlement path is not ready.

Community engagement is now a development constraint on par with power procurement. CBRE, H1 2026

What counterparties check
  • Land control and easements
  • Zoning and environmental constraints
  • Access, setbacks, wetlands, and floodplain
  • Community process and development agreements
03

Can it support high-density AI infrastructure?

Power without a cooling and design strategy is incomplete.

CPU servers once needed 3 to 10 kW per rack for air cooling. Today, 100-kW GPU servers can only be cooled by closed-loop liquid cooling. CBRE, H1 2026

What counterparties check
  • Electrical distribution and phased expansion
  • Liquid cooling, water, or alternate cooling
  • Backup and resiliency
  • Construction logistics
04

Is the network path resilient enough?

Power may gate the build, but connectivity decides whether it can serve the workload.

More than 20,000 route miles of new fiber projects were announced in 2026. CBRE via Data Center Frontier

What counterparties check
  • Named carriers and route diversity
  • Fiber availability and cloud access
  • A realistic buildout plan and timeline
05

Is there a commercial path?

Serious opportunities pair infrastructure with likely demand and a viable transaction model.

What counterparties check
  • Land sale, ground lease, or long-term lease
  • Development JV or capital partnership
  • Powered shell or build-to-suit
  • Colocation, AI cloud, or GPU capacity
  • Enterprise private AI or regional inference
  • Energy-plus-load or generation-linked models
Power creates potential. Demand, delivery, and capital turn it into capacity.

A practical framework

Describe the power honestly.

A market-facing brief should state the MW, its status, the timeline by phase, the source, the key dependencies, and what documentation is available under NDA.

StatusUse it whenAvoid saying
Available nowService can be delivered under existing conditions"Immediate," if site work remains
CommittedAn executed agreement, allocation, or documented utility commitment exists"Operational," before energization
PlannedA defined utility, transmission, or generation project has a delivery plan"Guaranteed," if approvals or agreements remain open
RequestedA service or interconnection request is made but not committed"Secured" or "allocated"
ConceptualA possible pathway still needing feasibility, approvals, or major buildout"Powered land," without qualification

The three powered-land models

Not every opportunity follows the same path.

These models often overlap. Many large projects combine grid power, on-site generation, storage, phased demand, and multiple capital sources.

Grid-led development

Utility service, transmission, substations, and phased distribution.

Best suited to

A documented utility path, a realistic energization schedule, and local support.

Key question

What upgrades are needed, who funds them, and what if the timeline slips?

Generation-led development

On-site or near-site generation: gas, renewables, storage, or hybrid microgrids.

Best suited to

Constrained grids, favorable generation economics, and buyers who accept the tradeoffs.

US operators increasingly use natural gas as both bridge power and permanent on-site generation, with battery storage helping manage outages and speed interconnection. JLL, 2026

Demand-led or build-to-suit

A credible tenant or capacity buyer helps define power, design, capital, and timeline.

Best suited to

Sites with control and a power strategy where identified demand improves financing.

Key question

Does the customer credit, contract, and ramp support the capital structure?

What each side needs to see.

What site owners provide

The minimum credible powered-land brief.

SiteLocation, parcel map, acreage, access, control status, zoning, and constraints
PowerUtility, MW by phase, status label, source, upgrades, and timeline
InfrastructureFiber and carriers, water and cooling, environmental data, and access
Commercial objectiveWhat you seek, the likely use case, timeline, and NDA needs

The right brief is not the most polished. It is the most accurate about what is confirmed, likely, and open.

What capital and buyers need

Why "power" alone is not an investment case.

Power deliveryUtility documentation, MW phase plan, timing, cost, and contingency
Development executionControl, entitlements, delivery partners, and schedule
DemandTenant or market thesis, credit, commitment, and ramp
Economic viabilityLand, power, cooling, equipment, and financing assumptions
Risk allocationWho bears power, construction, demand, and credit risk
Exit or holdStabilized asset, platform, long-term lease, or recapitalization

Common questions about powered land.

Something else? info@linkpoint.tech

Does a nearby substation make land "powered"?

No. Proximity does not establish capacity, deliverability, upgrades, cost, timing, or contractual rights. Confirm the actual utility and interconnection path.

Can planned or requested power be marketed?

Yes, if it is labeled accurately with capacity, phase, source, dependencies, and status. Never describe requested or conceptual capacity as committed.

Is grid power the only viable path?

No. Behind-the-meter generation, storage, renewables, gas, microgrids, and hybrids can work, depending on location, economics, regulation, and customer needs.

Is fiber still important if power is the constraint?

Yes. Power determines whether a campus can be built. Network determines whether it can serve the intended workload.

Can Linkpoint help if we have a requirement but no site?

Yes. Share your capacity, location, power, timing, and capital needs. We make targeted introductions when a fit exists and lead sourcing when it must be found.

Powered land. AI capacity. The right path forward.

Have a site, a power strategy, or a capacity requirement?

We qualify it against an active ecosystem of capital, sites, buyers, operators, energy partners, networks, and technology providers. When the fit exists, we make targeted introductions. When it does not, we help source what is missing.
